Drone technology has transformed the way we inspect and assess roofs. At Capital Roofing, we invested in drone survey capability several years ago and it has become a core part of how we work. Our CAA-approved drone operators can survey a roof in a fraction of the time it would take to erect scaffolding, at a fraction of the cost, and with zero risk to personnel working at height.
A drone survey provides high-resolution imagery of every part of the roof, including areas that are difficult or impossible to inspect safely from a ladder or even from scaffolding. The camera captures details such as cracked or slipped tiles, deteriorated flashings, blocked gutters, moss growth, damaged ridge tiles, and defective pointing. For flat roofs, drone imagery can reveal ponding, membrane splits, failed upstands, and vegetation growth.
We use the survey data to produce a comprehensive condition report with annotated photographs, an assessment of the roof's remaining service life, and prioritised recommendations for repair or replacement. This report gives property managers and building owners the information they need to plan maintenance budgets and make informed decisions about their roofing assets.
Drone surveys are particularly valuable for large or complex buildings where traditional inspection methods would be expensive and time-consuming. Schools, hospitals, industrial units, and multi-block housing estates all benefit enormously from this approach. There are some situations where a drone survey is not sufficient on its own. If there is suspected structural damage, water ingress to the interior, or deterioration of the roof deck beneath the covering, a physical inspection may still be needed. In these cases, the drone survey serves as a first step, identifying the areas of concern so that any physical inspection can be targeted and efficient.
All of our drone surveys comply with Civil Aviation Authority regulations. Our operators hold the necessary certifications and insurance, and we carry out a site-specific risk assessment before every flight. We also liaise with air traffic control when operating near airports or in controlled airspace, which is relevant for several London boroughs.
