Tiled Roofing

Service Details

Tiled roofing accounts for the majority of pitched roofs in the UK, and it represents a significant portion of our workload at Capital Roofing. We have installed and maintained tiled roofs on everything from individual houses in Blackheath to 200-unit housing association estates across South East London and Kent.

Clay tiles and concrete tiles each have their own characteristics. Clay tiles, whether plain, pantile, or interlocking, offer a traditional appearance and exceptional longevity. A good clay tile roof can last 80 to 100 years with minimal maintenance. Concrete tiles are more economical and come in a wider range of profiles and colours. Modern concrete tiles have improved enormously in terms of appearance and durability, and for many projects they represent the best balance of cost and performance.

Choosing the right tile depends on several factors: the roof pitch, the building's architectural style, any planning constraints, wind exposure, and budget. We advise on all of these as part of our survey process. For conservation area properties, the choice may be prescribed by the local authority. For new-build projects, we work with the architect or developer to select a tile that meets the design intent and the building regulations.

Our tiled roofing work covers new installations, full re-tiling, storm damage repairs, and ongoing maintenance programmes. We also carry out associated work such as leadwork to valleys and abutments, ridge and hip bedding and pointing, and the installation of dry fix systems. Dry fix ridge and verge systems have become increasingly popular because they eliminate the need for mortar bedding, which can crack and fail over time.

Quality control is critical with tiled roofing, because even small errors in battening gauge or tile alignment become visible across a large roof slope. Our ISO 9001:2015 quality management system ensures that every project is set out correctly from the start, with regular inspections throughout the installation.

We maintain strong relationships with all the major tile manufacturers, including Marley, Redland, Russell, and Sandtoft. This means we can source materials quickly, access technical support when needed, and offer manufacturer-backed guarantees on top of our own workmanship warranties.

Housing associations, schools, and local authorities make up a large part of our tiled roofing client base. Many of these clients have been with us for decades, which speaks to the consistency and reliability of our work. We currently hold active maintenance and repair contracts with more than 60 organisations across the South East.
